What driveway cleaning takes care of

Why a clean, dry surface matters before sealcoating
Sealcoat is a thin coating that has to stick to the asphalt underneath it. Dirt, dust, loose grit, mildew and oil sitting on the surface get between the two and keep the sealer from bonding well. That can show up later as peeling, flaking or patchy wear. Weeds and dirt left in cracks also get in the way of crack filling.
So the order matters: clean first, let the driveway dry completely, then seal. We do the pressure washing. Your sealcoating contractor decides when the surface is dry enough and handles the crack filling and sealcoat. If you already have a sealcoating date, tell us in your quote request so the wash can be scheduled ahead of it.

Concrete is hard and can take a strong, even clean with a surface cleaner. Asphalt is softer. Too much pressure held too close can loosen the top layer of stone and binder, especially on an older driveway. We match pressure and technique to the surface, and we'll point out crumbling areas or wide cracks we notice before we start.
When to clean your driveway
Spring is the most popular time, once the snow is gone and the plow sand can come off. Late spring through early fall is also when driveways are usually sealcoated, because sealer needs warm, dry weather to cure. If sealing is on your list this year, book the cleaning first.
