How much does pressure washing or house washing cost?
Every property is different. Price depends on the size and height of the home, which surfaces you want cleaned, how much buildup there is, and access. Instead of guessing with a one-size-fits-all number, we give free, no-obligation quotes. What's the difference between soft washing and pressure washing?
Pressure washing uses a stronger stream of water and suits durable hard surfaces like concrete. Soft washing uses low pressure plus a cleaning solution that breaks down algae, mildew and grime, then a gentle rinse. It's the right method for vinyl siding and other surfaces that high pressure could damage.
Is soft washing safe for vinyl siding?
Yes. Soft washing is the low-pressure method used for vinyl siding because it avoids forcing water behind panels or scuffing the finish. If we notice loose or damaged siding, we'll point it out before we start.
Why is my siding green on one side?
That's usually algae or mildew. It grows on walls that stay shaded and damp, often the north side or the side facing trees or a neighbor's house. It's very common in New England and comes off well with soft washing.
How often should I have my house washed?
For many New England homes, every one to two years. Heavily shaded homes, homes near busy roads, and homes surrounded by trees may benefit from yearly cleaning.
When is the best time of year to book?
Late spring, after the heaviest pollen falls, through fall, whenever temperatures are safely above freezing. Spring is the most popular time, so it's worth reaching out early.
Do I need to be home?
Usually not. We'll go over access, gates and anything we should know about when we schedule, and let you know when the job is done.
What about my plants and gardens?
Point out gardens and delicate plantings when you book. Planning around them is part of the job, and we'll talk it through with you before work begins.
Will it remove oil, rust or other stains?
Many stains lighten a lot, but deep-set oil and rust don't always come out completely with washing alone. We'll set honest expectations in your quote.
Do you clean driveways? Can you prep my driveway for sealcoating?
Yes. We pressure wash asphalt and concrete driveways: dirt, mildew, oil spots and weeds in the cracks. A clean, dry surface helps sealcoat bond, so if you're planning to have your driveway sealed, the wash comes first. We don't do the sealcoating ourselves; for that we partner with Blackedout Sealcoating LLC. More about driveway cleaning.
Can you clean my wood deck without damaging it?
Yes. Wood needs a lighter touch than concrete. We match pressure and technique to the material so the grain isn't raised or marked.
