The real problem

Buying the pressure washer is the easy part.

What nobody tells you is everything around the machine:

  • How do you price a house wash so you're not working for free once drive time, chemicals, and insurance are counted?
  • Soft wash or pressure wash? Pick wrong and you blow out window seals, stripe a deck, or force water behind vinyl siding.
  • What insurance do you actually need — and what does a typical policy exclude? Overspray on plants? Roofs? Water intrusion?
  • Do you need to register in Rhode Island? Massachusetts? Both? What about town permits for door hangers?
  • How do you get onto the Google map when three established companies already own it?
  • What happens in November when the water freezes and the money stops?
Most guides answer these with “charge what the market will bear” and “get an LLC and insurance.” That's not an answer. That's how beginners lose money in their first season.
Why the usual options fall short

Too old, too hyped, or too expensive.

$3–$20

Cheap ebooks

Often years old. Equipment prices and links that don't match 2026. Little or no soft washing. No worksheets.

~$39–$97

“Blueprint” PDFs

Countdown timers, “60% off today,” income screenshots you can't verify. National — nothing about your state or your winter.

~$300–$800

Video courses

Often excellent spraying technique. But a lot of money before you've earned a dollar, and light on local insurance, compliance, and Google rankings.

I wrote this guide to sit in the gap: the full business system, for less than a small driveway job, from someone who actually works the MA–RI line.

What's inside

12 chapters + a complete template and tools pack

Dense and practical — roughly 18,000 words, with tables, worked examples, and copy-paste templates. No filler.

Welcome & who this is for

Plus an honest “what this guide won't teach you” section.

Soft wash vs. pressure wash decision tree

Surface by surface. SH mix math, downstream vs. 12V, Northeast mildew & algae, plant and pet protection, runoff. Not a certification — a clear, safe starting point.

Legal & insurance primer for RI + MA

LLC vs. sole prop, state fees (labeled “check current”), CRLB/HIC questions, town permits, the insurance stack, and 8 exclusions to ask your agent about.

Equipment list — 3 tiers

Bootstrap, Solid Start, and Pro with 2025–2026 Northeast estimated costs. Trailer vs. truck bed. Soft-wash add-ons. Winterizing.

Pricing worksheets with real math

Labor, overhead per hour, drive time, chemicals, margin, minimum job. Worked examples: Cumberland RI house wash, Attleboro MA driveway, Lincoln RI deck.

Contracts & property-condition waiver pack

The clauses that actually protect you — and how to use them without slowing down.

Before/after photo standards

The “same frame” rule, evidence vs. marketing shots, lighting, specs, captions, and what never to post.

Local SEO & Google Business Profile system

Service-area setup, weekly photo/post cadence, review replies, the town-page model, citations, and a 90-day GBP calendar.

Marketing scripts, Northeast voice

Facebook group replies, door hanger concept, SMS quotes, realtor & property manager emails, review asks, 8 objection handlers.

New England seasonality & cash flow

Month by month. Winter reserve math, spring pre-booking, rainy-week backup plans.

Your first 30 days, day by day

Legal → insured → equipped → practiced → visible → first paid job. Marketing waits until you're insured.

Comparison reflects typical products in each category as of October 2026; individual products vary.

Who it's for

  • Side-hustlers testing washing April–November before going all in
  • Tradespeople, landscapers, painters, and handymen adding a service line
  • Pressure-only operators ready to add soft washing
  • Anyone starting in New England — and anyone elsewhere who wants a real system

Who it's not for

  • Get-rich-quick seekers. This is physical, weather-dependent work with real liability.
  • Anyone planning to skip insurance.
  • Anyone starting with roofs (the guide explains why to train hands-on first).
  • Anyone who wants hours of video. This is a written system.
What I won't tell you

No six-figure promises. No countdown timer.

I don't know your market, your weather, or your work ethic, so I won't promise you an income. The price on this page won't “go back up at midnight.” And there are no testimonials here yet because I won't make them up — real buyer reviews will be added as they come in.

What you get is a clear system, honest numbers labeled as estimates, and paperwork that protects you.

FAQ

Questions, answered straight

Is this only for Rhode Island and Massachusetts?

No. The pricing system, contracts, photo standards, SEO, and 30-day plan work anywhere. The RI/MA sections show you exactly what questions to ask your own state and town. The seasonality chapter applies anywhere with a real winter.

Is this a chemical certification or a license?

No. It's education from an operator. It teaches safe starting points and tells you which agencies to verify with. As of this writing there's no single state “pressure washing license” in RI or MA, but registration, insurance, tax, runoff, and possibly pesticide rules can apply — the guide walks through each.

Are the equipment and insurance prices accurate?

They're realistic 2025–2026 Northeast estimates, clearly labeled. Your quotes will differ by supplier, carrier, and experience. The guide shows you how to get real quotes and what to ask.

Can I use the contract templates as-is?

They're usable starting points. Have a local attorney review them before you rely on them — especially the limitation-of-liability clause.

How much does it cost to start?

The guide breaks it into three tiers. A lean Bootstrap setup is estimated around $1,800–$4,500 in equipment; many people land roughly $3,500–$8,000 all-in once insurance and filings are counted. Estimates, not promises.

Do I need a truck and trailer?

Not to start. Tier 1 works with many existing vehicles and a small trailer or truck bed — check your tow rating and payload. The guide covers trailer vs. truck bed for narrow streets and steep driveways.

Is there video?

No. It's a written system with tools and templates. That's what keeps it at $47.

How do I get it?

Instant download after checkout: the PDF guide plus the spreadsheet files.

Will you be my competition?

If you're in the Blackstone Valley, we might cross paths — there's plenty of dirty siding to go around. Most buyers will be nowhere near Cumberland.
